MAKE AN OFFER
Once you’ve found the home you love, it’s time to make your move—literally. I’ll help you determine a strong offer price based on the local market, recent comps, and your personal goals. Together, we’ll craft terms that make your offer stand out (while still protecting your best interests). I’ll break down every part of the offer—from timelines and contingencies to what happens next—so you feel confident and in control from the very start. Our goal? To help you win the home and feel good about how you got there.
UNDER CONTRACT
After your offer is accepted, you’re officially under contract! This is where things start moving behind the scenes: we’ll schedule inspections, negotiate repairs if needed, finalize financing, and work closely with the title company. We’ll guide you through each step and keep everything on track.
Inspection Period - a licensed inspector evaluates the property’s condition—checking everything from the roof to the foundation. Afterward, we’ll review the report and negotiate repairs or credits if needed.
Appraisal - Your lender orders an appraisal to make sure the home’s value supports the loan amount. If it comes in low, we may need to renegotiate or appeal—don’t worry, We’ve got strategies for both.
Finalizing the Loan - The lender works on verifying your finances, ordering documents, and getting the file through underwriting. You may be asked for updated pay stubs or bank info—keep things handy!
Final Walk - Usually done 24–48 hours before closing, this is your chance to make sure the home is in the agreed-upon condition and any negotiated repairs were completed.
CLOSING & BEYOND
Closing is the final (and most exciting!) step before you get the keys—but there’s still a lot going on behind the scenes to make sure everything goes smoothly. During this phase, we’ll review all final documents together, confirm your closing costs, and coordinate with the title company and your lender to ensure everything is accurate and ready for signing day. You’ll typically receive a Closing Disclosure a few days in advance so there are no surprises. We’ll walk you through it line by line, so you know exactly what to expect. On closing day, you’ll sign your paperwork, wire any funds due, and officially become a homeowner!
But our job doesn’t stop at the closing table. We’ll still be here to support you with anything you need—whether it’s finding a great handyman, getting connected with local services, or helping you plan for your next real estate goal down the road.
